Appraisal Specialties

We provide independent, well-supported appraisals tailored to the unique requirements of legal, estate, and construction situations. Explore the specialties below to see how we can help.

๐Ÿ›๏ธ Estate & Date of Death (Retrospective)

An estate appraisal determines the fair market value of real property for estate settlement and tax purposes, typically as of the date of death. Because this value is established for a specific past date rather than today, it is considered a retrospective appraisal โ€” comparable sales data and market conditions are researched and analyzed as they existed at that time, not at present. These reports are often used to support estate settlement, inheritance, and tax basis step-up, as well as IRS defense case situations. Retrospective value opinions can also be prepared for other historical dates when required for legal or financial purposes.

๐ŸŒŠ FEMA 50% Rule

A FEMA 50% Substantial Damage appraisal determines the market value of the structure only (excluding land) to assess compliance with the 50% rule under local floodplain management regulations.

Example:

Item Amount
Structure value (appraised) $200,000
Proposed construction cost $110,000
Calculation $110,000 รท $200,000 = 55%
Result Over 50% โ€” triggers requirement to elevate the property

๐Ÿค Equitable Distribution

This assignment is similar in purpose to a divorce appraisal โ€” we develop an independent, unbiased opinion of fair market value to serve as a negotiating tool between family members regarding an asset left to an estate. Given the sensitivity and emotion often attached to these assignments, we remain impartial, professional, and independent throughout the process.

โš–๏ธ Divorce

The purpose of this appraisal assignment is to develop an independent, unbiased opinion of fair market value for use in marital dissolution (divorce) proceedings, including equitable distribution, mediation, or litigation.

Due to the legal nature and sensitivity of this assignment, communication may be limited to authorized parties. We remain independent, impartial, and unbiased throughout the process, and will not be influenced by either party.

๐Ÿ—๏ธ New Construction / Subject-to-Completion

For homes not yet built or still under construction, this appraisal develops an opinion of value based on approved plans, specifications, and a proposed construction budget, with the value reported "subject to completion" per those plans.
